“This rezoning is a land grab by big developers disguised as redistribution of wealth,” attorney Lester said. It’s estimated that the rezoning, which would allow high-rise towers up to 27 stories tall in some spots, would add a total of about 2 million square feet of new development to the area. Over all, the lawsuit charges that the developer-friendly rezoning threatens to transform a historic community revived by artists in the 1960s into “a high-density enclave of luxury high-rise apartments and big-box department stores under the false promise of creating affordable housing and racial equity.” The rezoning legalizes straight residential use in formerly manufacturing-zoned Soho and Noho, plus upzones the two districts, as well as a neighboring section of Chinatown, allowing for taller and bulkier buildings. 14, Mayor Adams vetoed a separate bill by former Councilmember Margaret Chin that, on top of the flip tax, would also have imposed steep fines on nonartists living in Joint Live-Work Quarters for Artists units. To many Soho and Noho residents’ relief, on Jan. The effect of these prohibitive costs would be “a virtual governmental taking of property without just compensation,” a violation of constitutional rights, the plaintiffs allege. “For the first time in 50 years, the rezoning would mandate previously condoned, but out-of-compliance residential units, either conform to the rezoning or face punitive fees and prohibitive, and in many cases, impossible construction costs …. “At its core the rezoning undermines reasonable investments that petitioners relied upon, and upsets settled expectations resulting from six decades of governmental policy,” the suit states. Although today many residents of Soho and Noho are not artists, the city has allowed this situation to exist for decades, which has caused people to invest in property with certain expectations, according to the plaintiffs. These charges are retroactive, the suit further stresses, and would cause widespread “residential instability” in the rezoning area. These costs would cause crushing financial hardships, loss of financing and difficulty obtaining mortgages, the suit states. According to an architect’s affidavit in the lawsuit, average conversion costs, including the flip tax, plus compulsory construction upgrades for the area’s old repurposed manufacturing buildings, would be a staggering $1 million per unit. The complaint says the rezoning imposes “unconstitutionally retroactive fines and confiscatory fees” on longtime residents, including a new mandatory $100 per square foot tax - the so-called “flip tax” - for required conversions of artist-zoned lofts to residential use. The Village Sun first reported last month that the litigation was in the works. The suit was brought by attorney Jack Lester. On Thursday, the nonprofit Coalition for Fairness in Soho and Noho, along with 10 individual resident plaintiffs, filed suit in New York State Supreme Court against the Department of City Planning, the City Planning Commission, the City Council and Mayor Eric Adams over the rezoning, which became law in December. BY LINCOLN ANDERSON | A lawsuit seeking to “annul and vacate” the Soho/Noho/Chinatown rezoning charges that the scheme would cause “mass displacement” of thousands of current neighborhood residents, as well as violate both the U.S.

Marco Polo could never have predicted all that is transpiring in those areas he traversed so long ago. “I have not told half of what I saw,” he insisted. Even as he lay dying at his home in Venice, Italy, in January 1324, many urged him to admit his book was fiction. Many disbelieved the tales of his travels. His famous book, The Travels of Marco Polo, described his journeys and experiences and influenced later adventurers. If you have other ideas, I'm interested.Share Share on Facebook Share on Twitter Share on Linkedin Share on Reddit Marco Polo, Venetian merchant and adventurer, traveled from Europe to Asia from 1271 to 1295. ⬇️ I'm researching ways to repair carbon markets. As measuring technologies improve, the gap between estimated and delivered benefits will reduce. Certification processes are becoming more stringent to fit those new trends. Agroforestry ( Livelihoods Venture), sustainable farming practices ( Regrow Ag), biochar ( Puro.earth), and coral reforestation ( Coral Vita) are promising ventures, just to name a few. While simple forest conservation projects have been controversial, a lot of nature-based projects are now more sophisticated, for the greater good. This trend will accelerate as the technology matures and buyers diversify. Over the past decade, money has diversified away from forest conversation projects to a wide range of projects including distributed solar ( Oolu), agro voltaic ( PHOTOSOL), and cookstoves ( Clean Cooking Alliance (CCA)). design, land permitting, socialization).Ģ️⃣ Project developers measure and report emissions, calculating the amount of carbon avoided or captured and issue carbon creditsģ️⃣ Companies measure their own emissions, set net-zero ambitions, and alongside reductions efforts, they buy carbon offsetsĤ️⃣ Companies go shopping for carbon credits to offset their emissions buying directly from new projects or buying on credit marketplaces from mature projects approved by Verra and Gold Standardĥ️⃣ Companies can make climate claims such car carbon neutrality on their products or operations This can include things like investing in renewable energy projects, planting trees, or investing in energy efficiency projects. In 2022, companies globally spent $2bn on top of their internal reduction efforts. So carbon offsets became a way for companies to mitigate their hard-to-reduce carbon footprint. Increasing carbon sinks (natural and technological) to absorb residual incompressible emissions is therefore essential to achieve a net-zero. Science estimate that some emissions are incompressible - they cannot be reduced by efficiency measures because we will still need raw materials to produce essential things. That is what I have been hearing since The Guardian claimed that 90% of rainforest carbon offsets by Verra are worthless.ĭoes that mean it's true? I don’t think so. I'm sorry that is the best I can do in explaining what I would do if I wanted what you want. Since you want this box to take up only about a sixth of your screen, I would change that number to "0.85" or there abouts. Since that "black box" currently takes up the lower 25% or so of your screen I would look for a deltaY number in the 0.70 to 0.80 range. Look for whatever they call that status area and see if there is a value expressed as deltaY="0.whatever". so, any position between those four points would be shown as "0.01" through "0.99" X0, Y1 = bottom left and X1, Y1 = bottom right. Position X0, Y0 = the top left corner and X1, Y0 = the top right corner of Sygics screen. Sygic refers to "X" and "Y" screen position as a division of "1" with "1" being the entire span of the screen. If you zoom out, the amount of sky shown above the horizon increases. That is if you zoom in, the horizon goes away. Play around with them, that is all anyone else here would do but because of relative screen proportions our results may be different then yours.Įliminating the sky or fog at the top of your map image would be a function of the default zoom level in 3D view. If you look in your application.skin file found in the res/skin directory you should find all that you are looking for. OK, but understand this: The mods you wish to make are relative to screen proportions which are different for these devices. For example I deleted zoom buttons on the top corners, changed refresh rate and many things using instructions for Maemo versions but all files are the same in Symbian and Maemo. (e.g burger king) (lol there are many burger kings here). we could start by typing on the homescreen (like when searching for a contact) for a point of interest. specifically sygic because its got the phone numbers. What im thinking is integrating the mapping apps with the contacts. instead of opening sygic ,waiting for a gps lock (which takes a few minutes for me) then searching for the closest burger king, then calling it from the poi menu, wouldnt it make the n900 experience soo much more streamlined if the the proccess was switched around a bit? This point is a bit to ask for but for example i want to order from burger king, and dont have the number at hand or in my contacts, but the number is on sygics poi of burger king. but i was wondering about a few things:ġ) is it possible to import/integrate poi's into contacts? i havent really done much to my sygic but i have changed the font and a few icons and full-screned it. Crickets were chosen as the best cricket for us, and you can even breed them if you have an outdoor shed or garage that you can use to house them. It eats primarily insects in its natural habitat as well, just like any other creature. However, because they can be aggressive toward one another, it is best to only keep one male in each tank. If you are interested in reptile companionship, this is the species for you, and you should have more than one of these if you have a large aquarium. It’s difficult to imagine a lizard quite like the Armadillo. Termites are their primary food source, but crickets dusted in calcium carbonate are also eaten. They can live for up to 25 years in captivity. These lizards live in the wild in the South African desert as rock lizards. This lizard is hardy and easy to care for. The Armadillo Lizard, like other popular reptiles such as the Bearded Dragons and the Crested Gecko, is a good pet. The tiny reptiles can be found only in South Africa’s deserts. The arramond lizard, as one of the most unusual little lizards you’ve ever come across, may be just what you’re looking for. If you are looking for a pet that is both unusual and low-maintenance, an armadillo lizard may be right for you. Their armored plates make them stand out from other lizards and their shy nature means they are not often seen. One of the most appealing things about armadillo lizards is their unique appearance. They also do not require any special lighting or heating, making them low-maintenance pets. A 10-gallon tank is sufficient for a single lizard. Armadillo lizards are not particularly active, so they do not require a large enclosure. In the wild, they eat a variety of insects and small animals, but their diet can be easily replicated with commercially available lizard food. They are shy animals that prefer to stay hidden away during the day, coming out to forage for food at night. Armadillo lizards are native to Africa and get their name from their large, armored plates. Here is what you need to know about these unique creatures to help you decide if they are the right fit for your home. If you are considering adding an armadillo lizard to your family, you may be wondering if they make good pets. Humans, the giant race known as varls, and the underground dredge, have all been cornered, while the cast of memorable characters from both the first and second game - among them Ubin, Oddleif, Eirik, and finally Iver and Rook (or Allette, depending on how you ended the first game) - fight bravely for survival. The unknown, mutating darkness has embraced almost the entire world, and nobody knows why or from whence it came. Should we sacrifice warriors and clanspeople on a quick counter-attack or sacrifice the walls to retire and plan a tactical strike instead? The Banner Saga offers a particularly well-written experience in terms of the tough choices of leadership.Ĭhoices are in focus in the final entry of the trilogy, because everything counts. A new Sundr - one of the undying warleaders of the arch nemesis known as the dredge - had appeared on the precipice of the enshrouding darkness and attempted to take down the city walls with an anchor-like weapon. Early in The Banner Saga 3 we were given a decision that would decide the fate of the human capital, Arberrang. It's not only directed by the choices out of reach for the player, the progression in the narrative, but just as much the constant choices you take as a leader on behalf of a massive clan. The story told across the three Banner Saga games is some of the best and most riveting - if not THE best and most riveting - we have experienced in a long while. Now we stand at the final release of the trilogy and, by way of introduction, there isn't much more to be said other than if you bereave BioWare's failures regarding the grand narrative and uniquely deep characters, then look no further than this series of games. Even if a little monotonous, the game stood as a symbol of creativity given freedom. A successful Kickstarter campaign later, and the first chapter in The Banner Saga was released. Yet, a few brave souls managed to escape this terrible end to start a golden era of western role-playing games, and among them Arnie Jorgenson, John Watson and Alex Thomas founded Stoic, their aim being to create their dream game. This narrative method kicked the bucket when Electronic Arts swallowed BioWare, much like the slimy creature in The Blob did with so many innocent fates. In our modern times, often is heard a mournful dirge, resounding that the grand stories told across titles is dead. So it opens the opportunity for BYU/Iowa State to be the season finale. Then they have the rivalry with Kansas State that doesn’t have a set weekend it’s played. Iowa State’s big rival is Iowa, whom they play out of conference every year in September. The projection of BYU closing out the season with Iowa State is tied to the Big 12 hoops report from Jon Rothstein that BYU and Iowa State will play twice on the hardwood. Gary Patterson is gone, but the fans that have been around for a while probably remember those fun meetings. But there was a time when BYU and TCU had a rivalry when they were Mountain West Conference rivals. It might be a reach to say BYU/TCU has enough juice to place toward the end of the season. You have to go back to 1976 for BYU’s last visit to Manhattan. The last time BYU faced Kansas State was in the 1997 Cotton Bowl, one of the greatest wins in program history. Houston is the closest Big 12 newcomer to BYU, so I’m assuming there’s a good chance these two square off a couple of times in the first two years. The two schools have played three entertaining games in the recent past, with BYU winning all three games. 4: HoustonīYU and Houston have a solid history against one another. Once Oklahoma and Texas move on to the SEC, Oklahoma State will be one of the top athletic departments BYU and other Big 12 schools will be chasing. Those days will be numbered in the Big 12. 28: at Oklahoma StateīYU football has grown used to the opponents easing up significantly towards the end of October and into November as an Independent. I have to think the Big 12 schedule makers are going to make OU and Texas travel to places they never envisioned playing in. #BYUFootball l #BUvsBYU l /n4QVKKwIkOīYU has hosted Texas twice in their history in Provo, but they’ve never hosted the Oklahoma Sooners. #BYU upsets 9th ranked #Baylor in 2OT 26-20. But another midseason date around Baylor’s historic homecoming festivities could be an excellent spot to rekindle the series, this time as league foes. We will hold off saying it’s a game worthy of the final week of the season. 14: at BaylorīYU/Baylor has the makings to be a future rivalry in the Big 12. Big 12 teams typically have their bye weeks scattered throughout October. 7: BYEīYU players and coaches have to be thrilled about future Big 12 schedules because it will mean the days of playing 10 consecutive weeks without a bye are probably done. So maybe that could be an option to avoid any General Conference conflict, and it would highlight a pair of new Big 12 members squaring off on a national stage. Lining up Cincinnati here because both programs have a recent history of playing weeknight games. During the Mountain West Conference era, BYU played some late-night games at San Diego State. It will be interesting to see how the Big 12 Conference handles BYU football with General Conference weekend games. It would be a big game that would have BYU fans thrilled to signal the new era of Big 12 football in Provo. And make them against some of the legacy Big 12 members that have been around from the beginning of the league when it was formed in 1996.īYU hasn’t played Texas Tech since 1940. I have to think the Big 12 Conference will give the four new members a chance to host their first league games at home. With two home non-conference games, I’ll assume BYU plays five Big 12 games on the road and four at LaVell Edwards Stadium for this projection. Giving us a potential glimpse of what future non-conference schedules will look like: one Power Five team (required by Big 12), FCS, and a Group of Five team. Then another home game against in-state FCS program Southern Utah, and a revenge opportunity in SEC Country against Arkansas.Īfter Tennessee bought out of the week one game in Provo, BYU replaced the void left by the Vols with the Bearkats. Non-Conference weeks for BYU footballīYU’s non-conference schedule is locked in with an opener against Sam Houston State, which is moving from the FCS ranks to Conference USA. However, I factored in elements that Big 12 Commissioner Brett Yormark laid out earlier this month: protecting rivalries, geography, and everyone will play each other at least once over two years. Remember, this isn’t the official schedule just a projection by myself. While everyone counts down the days until the Big 12 releases that first schedule with BYU, here’s my mock schedule.
